Community Development District Overview

Residents and property owners in a CDD set the standards of quality, which are then managed by the CDD. South Fork East CDD maintains many items in order to keep our community looking great. Maintenance of the turf, trees and palms, shrubs and annuals, irrigation system, water tables, parks, trash pick-up and entrance monuments are all the responsibility of the CDD.

Community Appearance2

The South Fork East Community Development District is a local, special purpose government authorized by Chapter 190, of the Florida Statutes as amended, as an alternative method for planning, financing, acquiring, operating and maintaining community-wide infrastructure in planned communities. This is a mechanism which provides the‚“solution‚” to the State’s needs for delivery of capital infrastructure to service projected growth without overburdening other governments and their taxpayers. They represent a major advancement in Florida’s effort to manage its growth effectively and efficiently. This allows the community to set a higher standard for construction along with providing a long-term solution to the operation and maintenance of community facilities as well.

CDD organization

The South Fork East Community Development District is organized as any other local government in Florida; the legislative body is composed of a five-member board known as Supervisors. The Supervisors establish the policy of the District in accordance with Florida law. The Board, by law, must hire a District Administrator and District Counsel. Staff members operate just as a County Administrator and County Attorney. The Board, by advertised Requests for Qualifications, ranks and selects the most qualified District Engineer to perform the engineering needs of the District. It is the responsibility  of Staff to administer the operations of the District and to implement the Board’s policies and contracts.
